Egypt has officially launched plans for a groundbreaking new city named Jirian — meaning “Flow” in Arabic — set to rise in the desert west of Cairo.
The project was unveiled on June 1, 2025, during a high-profile event attended by Egyptian Prime Minister Mostafa Madbouli, who hailed it as “an urban and development revolution”.
Jirian is a centerpiece of Egypt’s expansive New Nile Delta initiative, an ambitious national scheme launched in 2021 aimed at reclaiming approximately 2.5 million acres of desert land for agricultural and urban development.
The city will be irrigated by a man-made channel diverting about 7% of the Nile River’s water quota, winding through the urban landscape to support both irrigation and aesthetic needs.
A New Smart City by the Nile
Positioned near iconic landmarks such as the Giza Pyramids and the Grand Egyptian Museum, Jirian is expected to become a major economic and cultural hub.
都市 will host between 2.5 と 3 million families across 20,000 residential units, と luxury skyscrapers and extensive green spaces covering 30% of the area.
Jirian is designed as Egypt’s first large-scale eco-friendly smart city, integrating advanced infrastructure and sustainable urban planning. Key features include:
- Residential zones with diverse housing options, including 80-story skyscrapers
- Commercial and heritage-inspired business districts
- An economic free zone to attract industry and investment
- International universities, 病院, and a media city
- Eco-friendly hotels, yacht marinas, sports clubs, and cultural venues
- Extensive green spaces and recreational areas
- Smart infrastructure for energy efficiency, connectivity, and urban management

Development Partnership and Timeline
The new Jirian smart city is being developed through a partnership between the Egyptian government and leading real estate firms, including Palm Hills Developments, Mountain View, and Nations of Sky.
The three companies have formed a consortium to implement this ambitious project, which covers approximately 1,600 feddans (以上 6 million square meters) along the Sheikh Zayed Axis west of Cairo. This area is considered the core zone for a wider urban expansion planned in the region1.
Construction officially began in early 2025, with a targeted completion timeline of about five years. The project is positioned as Egypt’s first large-scale eco-friendly smart city, featuring integrated residential, commercial, educational, レクリエーション施設.

Jirian City joins a growing global movement of visionary urban developments designed to redefine sustainable living in challenging environments.
Similar to projects like Telosa in the United States—a planned eco-friendly city emphasizing equitable urban living and smart technology—and Neom in Saudi Arabia, which aims to create a futuristic mega-city powered by advanced innovation, Jirian seeks to combine smart infrastructure with environmental stewardship.
These ambitious desert city projects share a common goal of building resilient, sustainable communities that address pressing challenges such as water scarcity, 気候変動, and rapid urbanization.
